Barrydale property draws wealthy foreign buyers

Barrydale is attracting growing interest from wealthy international property buyers, with foreign purchasers spending between R2.5 million and R5 million on homes in the small Western Cape town. The trend is adding to the town’s growing reputation as a lifestyle property destination after it was named South Africa’s Small Town of the Year.

The shift is part of a wider movement in which international buyers are looking beyond established luxury markets such as Cape Town for quieter locations, lifestyle properties and more space.

Barrydale property attracts international buyers

Barrydale is located between the Overberg and Klein Karoo regions at the northern entrance to the Tradouw Pass towards Swellendam.

According to Seeff Property Group, international buyers account for about 15% of total property sales in Barrydale. These buyers are particularly interested in properties offering privacy, gardens, attractive views and a sense of security.

Seeff said international buyers are spending between R2.5 million and R5 million on properties in the town.

The buying activity comes as international interest in Western Cape property continues to extend beyond Cape Town’s traditional luxury suburbs.

Lightstone data shows that foreign buyers account for 7.8% of property transactions in the Western Cape, increasing to 11% for homes valued above R1 million. The province accounts for more than 40% of high-value non-resident property transactions nationally.

Why foreigners are buying in Barrydale

Barrydale’s appeal is closely linked to its lifestyle offering.

Mountains, indigenous vegetation, vineyards and orchards surround the town. Its location along the Route 62 corridor also gives residents access to the broader Western Cape countryside while keeping the town connected to larger centres.

The property market is also considerably different from the ultra-premium areas of Cape Town. This allows international buyers to acquire larger lifestyle-oriented properties without necessarily paying the prices associated with prime coastal suburbs.

The town has also developed an increasingly international community. Alongside Afrikaans- and English-speaking residents, Barrydale has a European expatriate presence that includes French, German, Spanish and Italian residents.

For overseas buyers, that combination of natural surroundings, community and property value can make a small town more attractive than a conventional city investment.

Barrydale was named South Africa’s best small town

The latest property interest comes after Barrydale received a major boost to its profile in December 2025.

The Daily Maverick named Barrydale South Africa’s Small Town of the Year, with the town achieving a score of 94%. It was selected from 2,069 nominations during a process that assessed towns across the country.

The assessment considered seven categories, including cleanliness, municipal performance, community spirit, safety, the natural environment, family friendliness and connectivity.

Judges also considered what the publication described as the town’s “M-Factor”, referring to the less tangible qualities that contribute to a town’s character and atmosphere.

The recognition has strengthened Barrydale’s profile among people looking for alternatives to major metropolitan areas.

Property values remain below Cape Town’s luxury market

Barrydale’s growing international appeal also reflects a broader trend in Western Cape property.

Cape Town’s Atlantic Seaboard remains a major destination for overseas buyers, with areas such as Llandudno, Camps Bay and Bakoven continuing to attract substantial international capital.

However, smaller towns are increasingly competing for a share of this demand.

Lightstone has found that in key lifestyle areas, properties owned by foreign buyers have valuations that are, on average, 29% to 39% higher than those owned by domestic buyers.

This suggests that international demand is not simply adding more buyers to these markets. It can also influence the profile and value of properties being purchased.

For Barrydale, that could increase demand for well-positioned homes with views, gardens, privacy and other features sought by lifestyle buyers.

A small town with a growing property profile

Barrydale has a population of roughly 4,200 permanent residents and a history stretching back more than two centuries.

Agriculture has long played an important role in the local economy, particularly vineyards and orchards. The Barrydale Koöperatiewe Wynkelder was established in 1940, followed by a distillery that helped establish the area’s wine and brandy industry.

The town also has an established tourism identity, supported by its location between the Overberg and Klein Karoo.

Its connection to the Route 62 corridor adds another layer to its appeal, particularly for buyers seeking a property that can function as a permanent residence, holiday home or lifestyle investment.

The international recognition of Joseph Barry Brandy, which was named the world’s best brandy in 2003, has also contributed to the area’s wider identity.

What Barrydale’s property boom means for buyers

The growing foreign presence could provide benefits for the local property market, including greater demand, investment and spending in the surrounding economy.

It could also encourage further development of tourism, accommodation and services aimed at higher-income residents and visitors.

However, rising demand can create affordability pressures for existing residents if property prices move significantly faster than local incomes.

For prospective buyers, the key issue will therefore be whether Barrydale’s growing international profile translates into sustained long-term demand or simply reflects a temporary surge in lifestyle-property interest.

For now, the evidence points to a town moving beyond its traditional rural identity and becoming part of the Western Cape’s expanding lifestyle property market.

What to watch in the Barrydale property market

The most important indicators will be future transaction volumes, the availability of suitable properties and the proportion of sales going to international buyers.

The 15% international buyer share reported by Seeff is particularly significant for a town of Barrydale’s size. Continued foreign demand could put further pressure on limited high-quality stock, particularly properties with attractive views, privacy and established gardens.

Barrydale’s recognition as South Africa’s best small town has also given the area an international marketing advantage that many comparable rural communities do not have.

If that visibility translates into sustained buyer demand, the town could become an increasingly important small-town property market in the Western Cape.
